The Metro, Kingston, NYThe midtown Kingston, New York, community is seeing some very visible changes! Construction is well underway to transform a century-old manufacturing warehouse into safe, supportive space for local youth. The 75,000-square-foot renovated facility will provide hands-on education, training and career opportunities with an emphasis on the trades and local production.

Selective demolition is underway, with a focus on recycling or reusing 100% of the metal and concrete waste. All new structural steel has been completed to support the new 400kW rooftop solar system, which will be linked to the facility’s primary electrical system. In the next few weeks, preparations will begin for the placement of new slabs, with the first pour scheduled for mid-October. On the exterior, brick repointing and foundation waterproofing will begin soon to ensure readiness for the installation of new windows in October.

Upon completion of this first phase next year, The Metro will house offices, multipurpose rooms, community gathering and assembly spaces, numerous tenant spaces, and a 15,000-square-foot fabrication center. The resulting fabrication center will offer new technologies such as 3D printing as well as traditional tools for woodwork, metal work and textiles.

Energy efficiency and sustainability is a focus for this project, with the incorporation of technologies that will lower long-term operating costs and ensure stability of the building’s operation. In addition to the solar rooftop, 32 geothermal wells will be incorporated to heat and cool the building with excess heating capacity directed to a hydronic snow melt system. These components – as well as utilizing rainwater harvesting for irrigation, installing a fully integrated building management system, and other energy efficient design and construction initiatives – will drive the project’s pursuit of LEED Platinum certification.

Agency of Transportation (AOT) District 8 Garage, Swanton, VermontConstruction is well underway on the State of Vermont Agency of Transportation’s new garage and salt shed in Swanton. PC Construction’s Special Projects team recently finished structural steel erection and detailing for the 15,000-square-foot, 11-bay maintenance garage. Nearly a dozen additional scopes will be self-performed throughout construction, with an associated value of $1.3 million of the overall $9.4 million project.

Located on a 20-acre site, the new garage with second story mezzanine will house plow trucks and other equipment and be accompanied by a new 10,000-square-foot, two-bay salt shed with brine mixing area and other associated facilities. The project includes extensive site preparations and utilities, including a 4,000-linear-foot water line, new electrical service, stormwater infrastructure and temporary roadways.

With structural steel complete, PC’s Special Projects team is underway with framing and siding activities. Construction will continue through the rest of this year with work wrapping up in early 2025. Stay tuned for updates on this important project for the Agency of Transportation!

Camp Kita PC Construction Project TeamLast December, PC began construction at a former Boy Scouts camp. Working with the Kita Center, this project will transform the site into the permanent home of Camp Kita, the Center’s flagship bereavement camp for children who have been impacted by suicide. Since 2013, this camp was held at various locations throughout Maine. Once this project is complete, Camp Kita will have a permanent home with the ability to serve more children and increase program offerings.

PC’s Special Projects Group is leading the charge and coordinating efforts with various trade partners – from our contracted partners handling the site work to owner-specific partners prefabricating the cabins. Our fully engaged self-perform team has been focused on prepping and setting the cabin foundations, renovating existing buildings, building new decks and ramps, and finishing components.

The first round of prefabricated cabins arrived onsite and were placed on their foundations over the past week, bringing us one step closer to turning this first phase of the project over to the owner in August. Upon completion, Camp Kita will begin operations at their new home, bringing staff and children onsite for end-of-summer camp activities.

Groundbreaking for Residences at Chestnut affordable housing facility Yesterday PC Construction gathered with our partners – Lincoln Avenue Communities and Market Square Architects – along with a host of dignitaries to celebrate the construction of New Hampshire’s latest multi-family residential development. The new Residences at Chestnut facility, located in the Central Business District of Manchester, features two mid-rise buildings offering a total of 142 studio, one- and two-bedroom affordable housing units. Upon completion, the project will help meet the critical housing need in the greater Manchester area.

The modern housing complex includes amenities such as off-street parking, resident storage, a pet spa, shared workspaces, a community kitchen and gathering space, a rooftop deck and lounge, a fitness center as well as outdoor green space, walking paths, and an enclosed dog park.

Yesterday marked a pivotal moment for the Downtown Mill District in Biddeford, Maine, with the grand opening of the Biddeford Parking Garage. The garage, which is the first private infrastructure financing project of its kind in Maine, is critical to supporting the area’s parking needs while alleviating existing downtown parking pressures.

The PC Construction team joined partners from the City of Biddeford, Desman Design Management, Sewall / Treadwell Franklin Infrastructure, and Amber Infrastructure for the ribbon cutting event. Within minutes of cutting the ribbon, vehicles began entering the 640-space garage.

The project broke ground in August 2020 and was complete just over a year later, more than a month ahead of schedule. This success story is due largely to the hard work and dedication of our trade partners, and our emphasis on Lean practices such as Phase Planning.

The five-story, 214,000-square-foot precast parking structure features gateless entry and exit, a contactless payment system, vehicle charging stations and a brick exterior to integrate with the surrounding historical mill buildings.

Large apartment complex and wastewater treatment upgrades allow for smart growth

Manchester, NH – PC Construction has begun work on two major projects in New Hampshire: a new residential development in Merrimack and an upgrade to the wastewater treatment plant in Manchester.

The Edgebrook Residences project in Merrimack will deliver 232 new apartments for one of the largest bedroom communities in the state. The $43.1 million development includes the construction of four individual five-story residential buildings with parking garages. The plans also include a 5,000-square-foot clubhouse, featuring community space, a leasing office, exercise and yoga rooms, and a cyber café. This is PC’s second project for SMC Management Corporation, following the successful Mill240 project in Lawrence, Massachusetts, which was completed in 2019.

PC has also begun work at northern New England’s largest treatment plant in Manchester. With funding from the New Hampshire Department of Environmental Services’ revolving loan fund, the $19.6 million Manchester Wastewater Treatment Facility Solids Train project will result in substantial upgrades to the facility, including modifications to sludge processing equipment, a new vactor truck receiving station, and exterior odor control piping and supports. These improvements will allow for cleaner and more efficient wastewater treatment for the state’s largest city. Work is scheduled to be completed by June 2023. This is PC’s second project at this facility.

PC is now underway with the construction of Edgebrook Residences, one of the latest housing properties for SMC Management Corporation. The new 319,000-square-foot residential facility is situated on a 26-acre site along the Merrimack River in Merrimack, New Hampshire. The four separate five-story buildings will house a total of 232 units and contain ground-floor parking garages. Work also includes the construction of a 5,000-square-foot single-story clubhouse featuring community spaces, a gym and office space.

With New England now thawing out from winter conditions, the foundations for Buildings 1 and 2 and the Clubhouse are in progress, as well as major earthwork activities and site utilities. As construction continues, the buildings will be completed on a phased schedule with final completion scheduled for summer 2022.

This is PC’s second project for SMC Management Corporation and comes on the heels of the recently completed Mill240 project in Lawrence, Massachusetts.

Today may have been cold and windy but that didn’t stop us from celebrating the topping off of the new parking garage project in downtown Biddeford, Maine. After the “Signing of the Slab” ceremony and speeches from a host of project representatives, including Matt Dieterich, Vice President of TFIC Infrastructure & Sewall Company, and Mayor Alan Casavant, the final section of the precast garage was proudly hoisted into its final resting place on the top of stair tower #2. This major milestone is complete ahead of schedule, with the remainder of the project expected to be complete in early August.

The 214,000-square-foot, five-story, 636-space parking garage is a key part of the transformation of Biddeford’s historic mill district and will provide much needed parking for the growing downtown area.

Guest speakers included City Mayor Alan Casavant, George Campbell and Stephen Jones from Treadwell Franklin Infrastructure Capital, and Tom Oshaughnessy from Amber Infrastructure Group, all who spoke of the tremendous need for this development project.

The 214,000-square-foot, five-story, 636-space parking garage is a key part of the transformation of Biddeford’s historic mill district and will provide much needed parking for the growing downtown area.

Waterhead Mill, located in Lowell, Massachusetts, is a four-story, brick building originally built in the early 20th century as a corduroy mill. The building is situated on a two-acre site surrounded by the Concord River and Wamesit Canal. When PC Construction completes the renovation work, the 78,000-square-foot mill will be transformed into a housing facility including 68 single bedroom units, three studio apartments and resident amenities such as a fitness center and community room.

To document the extensive exterior rehabilitation of this historical building, we used our drone to capture the existing site and building conditions. High-resolution aerials and close-range photos were taken of the building and site. In addition, 3D drone mapping was utilized to provide a complete visual of the entire project for reference throughout construction.

Take a good look – before long this building will be back to its original glory and ready to serve a new purpose!

The Mill240 Apartments II project in Lawrence, Massachusetts, involves a massive renovation of the former Newark Paper Mill, which has been unoccupied for several decades. PC Construction was selected to bring these buildings back to life and has been on site since June 2017. The project consists of the renovation of the two existing mill facilities – a seven-story, 344,000-square-foot building that will house 198 apartments and a one-story 29,000-square-foot building to include 19 large studio apartments. Both buildings are located directly next to the Merrimack River, making work on the river side of the buildings challenging.

With the project nearing completion, the team needed a way to inspect the painting completed on the buildings’ exposed concrete. The painting on the river elevation was initially completed using chair swing staging because use of typical staging was impossible given the proximity to the river. The quickest and least expensive way to inspect the paint work was to bring in our drone to capture close-up, high resolution photos of each building elevation. From there, the team was able to visually inspect that the painting work was completed accurately. Within an hour, the inspection process was complete. Using traditional inspection methods, this task that would have taken many hours to complete while presenting severe safety challenges.

The use of drones in the construction industry and here at PC has grown substantially over the past few years, not only for inspection purposes, but because drones offer capabilities that can simplify processes and increase efficiency. Museum SpaceThe grand opening of LUMBERYARD was enthusiastically celebrated last weekend, with events hosted by Alan Cumming and inaugural performances on Saturday and Sunday by acclaimed tap dancer, Savion Glover, and celebrated jazz drummer, Marcus Gilmore. The construction of LUMBERYARD, Hudson Valley’s new film and performing arts center, was completed by PC Construction in August.

The project included nearly 19,000 square feet of renovations to the former Dunn Lumberyard building in Catskill, New York. The two-story facility houses a 5,500-square-foot column-free flexible layout theatre, a studio, dressing rooms, offices and residential rooms for visiting artists, as well as reception, lounge and warm-up spaces.

The original building, which dated back 120 years, was the subject of several additions through the years, resulting in curve balls throughout the course of construction. From varied foundations including poured-in-place concrete, stacked stone and brick slabs to uncovering wood framing damaged from a long-ago fire, the team navigated the surprises to deliver successful results for LUMBERYARD and the Catskill community.
